Theory #1: What you see is what you get, he just wants to invade the Earth to get power for no special reason but that he's a witch dude who wants power, he's either kind of lying or he just "doesn't think of it as invading" because justification bullshit. More likely than you think.
Theory #2: He is telling the truth that he works for the Titan or talks to it and the Titan needs the portal to not die/get more powerful or some shit. Maybe he's even outright controlled by the Titan.
Theory #3: Similar to the first but he wants to destroy any magic that he doesn't already control and merging the two worlds lets him do that (the "Star Butterfly" theory).
Theory #4: The "Reverse Star Butterfly" where he wants to expand or share magic with Earth for mysterious reasons.
Theory #5: He's really a human and it has to do with his mysterious human past. Variant, he's from some additional unknown dimension, going through the door lets him get to earth where he can hope in the Stans' portal. Okay kidding about the Gravity Falls crossover but it's about dimensional travel in general not Earth.
Theory #6: It's for some good or arguably really good and moral reason and he really is just misunderstood.
Theory #7: The "No Reason" theory, it's just for shits and giggles because he's just crazy or just evil, he has absolutely no real reason but funsies.
Now throw in some time travel shit and you have plenty of elaborate fan theories to spend too much time making up convoluted shit about before everyone is inevitably disappointed because it is a children's cartoon and also because it's impossible for the answers to mysteries to be satisfying.
