Since they are so concerned with brand integration, the MCU serves as a basis for the public's idea of what the Avengers looks like, and instead of displaying alternate takes, Marvel chooses to reinforce that vision by making most forms of media fall somewhat inline with that image. By contrast, Spider-Man and Batman have had multiple different actors and movies, so the public is a lot more open to different interpretations. When they get RDJ to play Tony Stark, then make Tony Stark look like RDJ, it's much harder to separate the two.
