First of all, you need to tell people up front you will not do anything extra that they did not ask for up front or you will charge more.
Second thing, you need to state how you want people to use your work. What I mean by that is, do you want credit when they use it? Do you allow them to use it for merch or profits? Tell your commissioners what ways they can use your work or the requirements of different usages.
Third, Make refund policies. I would highly suggest not giving any refunds after the sketch phase just to avoid giving handouts to jews.
Fourth, Make a detailed area of how you are going to update them, what they can change, and how you do the entire process.
Fifth, payment policy. Always ask for some cash upfront.
Lastly, make a disclaimer about how important communication is, if there is an issue the Commissioner needs to speak up. You will not refund it based on an issue a commission failed to mention through the whole process.
Make sure you watermark it and always make sure the commissioner agrees to all terms you laid out.
