Add to this, the weather means they can keep open virtually all year, bar years with nasty hurricane seasons.
If Walt had wanted an East Coast venue for Disney back in the day, he'd have been way better off placing it in a more northern state, except Disney would have to keep maintenance through winter wit less attendants, plus compete with all the other stuff people go to see.
Florida is in a sweet spot for that.
