How can I memorize concepts?

So, I'm studying for an exam, I'm cash money with memorizing facts like what does the "Golgi apparatus do", "when was the French revolution", etc.
But I have a lot of trouble with memorizing concepts and/or procedures, for example:
>I'm studying physics, There's a long text that explains everything, how it is connected to other things and an Example Ejercice, I see how it is done, I get it, I solve half of the Exercices of that chapter, then I'm done for the day; I go to sleep, wake up and go back to the book to solve the other half; I look at the problems, I know the definition of all the words, but for some reason, I can neither understand them nor be able to solve them.

I don't have trouble Understanding or even Applying those concepts on the same day, but the next day I forget almost everything I learned and have to re-learn it again.
Am I making sense? How do I avoid that? I fucking hate it.
