I always looked at Houston and LA GDP per capita, industry, house prices, price indexes...
both cities have a population over 1 million, earn on average the same amount, and yet Houston in a blood red state "run by hicks and farmers" houses are nearly third the cost at around 260k, while LA is at around 800k, and rents for Houston are also halved.
Remember the reason Aristotle viewed Farmers as superior in Nichomechean Ethics was because they were connected to everything, from land, to taxes, to all mannerisms revolving around earning their own livelihood which acquainted them with the wiles of the power structure and ability to recognize excesses fairly quickly.
It takes A HUGE amount of time and several layers of beaurocracy to approve building a new building in LA or even for someone to do industrial scale farming, especially enough to justify costs which involves hundreds to thousands of acres.
